email: rupert@bulwick.com Millers Barn at Church Farm Harringworth formed part of the working farmyard up until the 1980's. The buildings remained derelict until their conversion to offices in June 2001. There are three other separate office buildings within the yard. The conversion was carried out to a very high standard, with hand made double glazed exterior stained wooden doors and windows, reclaimed pine interior doors, well insulated walls floor and ceiling, spotlighting, and gas central heating. Location The buildings are in the village of Harringworth, Northamptonshire, on the Rutland border, 10 miles from Stamford, 6 miles from Uppingham, 4 miles from Corby. Church Farm is opposite the White Swan Pub. Communications are excellent with the main A43 trunk road set two miles to the east. The A47 is approximately two miles to the north. The recently built A14 is approximately 30 minutes away, the M1,40 minutes and the A1, 10 minutes. You can drive to London in two hours on a good day, longer if you hit the rush hour and less if you are prepared to lose a few points ! Peterborough station is approximately 30 minutes away and Kettering 25 minutes. Trains from both stations will ferry you to London in about 45 minutes, although the Peterborough to King’s Cross service is more reliable. Rent The rent is by negotiation. Rates The rateable value is £3700-00 so this equates to rates of £!642-00 per annum.
The Office The Office space is approximately 8.5m x 4.5m. The office is
open plan on the ground floor of a two storey building. The Lease The lease will be for a period of between 1 and 10 years with break clauses if necessary. We are happy to be flexible.
