4/5 Bedroom Cottage in the village of Harringworth, Northamptonshire, 10 miles from Stamford, 7 miles from Uppingham, 4 miles from Corby. Viaduct Cottage was built in the eighteenth century probably as a cottage for estate workers or for farm tenants. The earliest records we have show that the last farm tenant was Bert Sibley who in 1938 was paying £160-00 per year for the cottage and 200 acres of land. The rent has gone up a little and you will only need to worry about a quarter of an acre of land. We renovated the cottage in 2008/2009, converting two barns into two bedrooms and a 22ft living room. The kitchen is stunning. 22ft8'' x 16ft10'' with a waterproofed oak floor, hand-made units, an aga and a state-of-the-art oven. A woodburner sits within an inglenook fireplace and large french doors open out onto the garden. Of 35 kitchens on the estate this is the largest and almost certainly the best. (The Manor House kitchen down the road matches it for style but is a little smaller). The living room is light airy, insulated within an inch of its life according to building regulations and has views across the garden on one side and across pasture to the Welland on the other. The upstairs bedrooms, whilst not huge compared to the generous living areas on the ground floor are cosy and light and have pretty views across the Welland Valley . Possibly an ideal house for train spotters but I gather from the current tenants that trains are few and far between and do not remotely bother them. The garden is fairly tidy and manageable at the moment but a long term tenant with imagination and enthusiasm could turn it into something really special. We are planning to erect a 10ftx8ft shed in the next week or two as at the moment there is no outside storage space. Harringworth is a short drive from four attractive market towns, Oakham, Oundle and Stamford (about 25 minutes) and Uppingham (about 10 minutes). Corby (about 15 minutes away) has a challenging reputation but is changing rapidly with a brand new 50 metre swimming pool and a new theatre about to be completed. Commuters to London can chose from three stations : Corby, 15 minutes drive, one train every hour and a one hour 30 minute journey into St Pancras ; Kettering, 35 minutes drive, one train every thirty minutes and a one hour 15 minutes journey into St Pancras or finally Peterborough, 40 minutes drive , one train every 15 minutes at peak times and a 55 minute journey into Kings Cross. For the sporting enthusiasts the house lies in the Woodland Pytchley and Cottesmore Hunt country. There are many good shoots in the area. Sailing is available at Rutland Water and Pitsford Reservoir, with fishing at Eyebrook Reservoir and Rutland Water. Golf is available at Luffenham Heath and Market Harborough.
