email: rupert@bulwick.com The Stackyard at Mill Farm in Bulwick formed part of a working farmyard up until the 1970's. The buildings remained derelict until their conversion to offices in June 1997. There is one other office within the yard. The conversion has been carried out to a very high standard, with hand made double glazed exterior stained wooden doors with shutters, reclaimed pine floor, well insulated walls floor and ceiling, spotlighting, and oil-fired central heating. Location The building is in the village of Bulwick, Northamptonshire, 10 miles from Stamford, 6 miles from Uppingham, 4 miles from Corby. Communications are excellent with the main A43 trunk road set one miles to the west. The A47 is approximately four miles to the north. The A14 is approximately 30 minutes away, the M1,40 minutes and the A1, 10 minutes. You can drive to London in two hours on a good day, longer if you hit the rush hour and less if you are prepared to lose a few points. Peterborough station is approximately 30 minutes away, Kettering 25 minutes and Corby 15 minutes. Trains from all the stations will ferry you to London in about 45/50 minutes, although the Peterborough to King’s Cross service is more reliable. Rent £600-00 (+VAT)per month. You may be able to claim small business relief in order to reduce this figure or you may be able to take advantage of the Northamptonshire amnesty on rates for some small businesses.
The Office The office is open plan with a kitchenette area and a washroom off the hall. There is off road parking for about 7 cars.
The Lease The lease will be for a period of between 1 and 10 years with break clauses if necessary. We are happy to be flexible. The landlord will be responsible for repairs, the tenant for internal decoration.
