SITUATION

The Manor House is situated within the attractive village of Harringworth in the Welland Valley in North Northamptonshire on the Rutland Boundary. The village contains mainly stone built houses and cottages, the Manor House itself is within the conservation area. There are good communications to the surrounding centres of Uppingham, Market Harborough, Kettering, Corby and Stamford. High speed train services operate from Kettering, Market Harborough and Peterborough.

Local amenities are available in the village, which include: a  good pub (The White Swan) and a riding school . There is excellent private schooling at Uppingham, Oakham, Oundle, Rugby and Stamford. The state primary school at North Luffenham and the secondary school at Uppingham, Uppingham Comunity College both have good reputations.

For the sporting enthusiasts the house lies in the Woodland Pytchley and Cottesmore Hunt country. There are many good shoots in the area.  Sailing is available at Rutland Water and Pitsford Reservoir, with fishing at Eyebrook Reservoir and Rutland Water. Golf is available at Luffenham Heath and Market Harborough. This is excellent walking country with many footpaths, bridleways and permitted paths (provided by Bulwick Estates).
