Location

The building is in the  village of Bulwick, Northamptonshire,  10 miles from Stamford, 6 miles from Uppingham, 4 miles from Corby.

Communications are excellent with the main A43 trunk road set two miles to the east. The A47 is approximately two miles to the north. The recently built A14 is approximately 30 minutes away, the M1,40 minutes and the A1, 10 minutes. You can drive to London in two hours on a good day, longer if you hit the rush hour and less if you are prepared to lose a few points !

There are  three stations nearby: Corby, 15 minutes drive, one train every hour  and a one hour 30  minute journey into St Pancras ; Kettering, 35 minutes drive, one train every thirty minutes and a one hour 15 minutes  journey into St Pancras or finally Peterborough, 35 minutes drive , one train every 15 minutes at peak times  and a 55 minute journey into Kings Cross. (All times approximate)

The rent is £160-00 pcm.

Rates

At the moment there is a rates amnesty in Northamptonshire for small businesses. 

The Office

The office is separate from the other two shown on the plan. There is a separate entrance but you share the kitchen and wc facilities.

The Lease

The lease will be for a period of between 6 months and 10 years with break clauses if necessary. We are prepared to be flexible. The landlord will be reponsible for repairs, the tenant for internal decoration.
